What we do

A merchant-banking model. Deal by deal.

We don't run a blind-pool fund. We originate strategic territorial opportunities, structure them as standalone vehicles, invest our own and aligned capital, and operate them as active partners on the ground. Each deal stands on its own thesis.

01 · Originate

Strategic territorial opportunities

We surface territorial assets that nobody else is reading correctly. Multi-layer analysis across public data, satellite imagery and ground knowledge to find where productive, experiential and infrastructural value can converge.

  • · Deal sourcing & territorial scouting
  • · Cadastre · SIGPAC · Sentinel-2 reads
  • · Climate, hydric & biodiversity layers
  • · €/ha/yr potential scoring

02 · Structure & invest

Standalone vehicle, our capital plus aligned LPs

Each deal gets its own investment vehicle, legal architecture and capital stack — institutional standards, deal-by-deal subscriptions. We put our own capital alongside aligned family offices, strategic LPs and public-private programmes.

  • · Deal-by-deal vehicle & governance
  • · Capital stack & risk profile
  • · Co-investment from the team
  • · Aligned LP base per deal

03 · Operate

Active operating partner, not just capital

We sit on the asset. Specialized agents on the ground. Continuous reporting on €/ha/yr. Long-term value creation across the layers that fit each territory — not a black-box fund, an operating platform per deal.

  • · Specialized on-the-ground agents
  • · Active board / operating role
  • · Continuous €/ha/yr reporting
  • · Long-term exit path

Asset architecture

Every deal carries multiple layers of value.

A territorial asset isn't one income line. It's six, simultaneously: production, ecology, energy, infrastructure, hospitality and governance. We structure each deal to unlock the layers that actually fit the territory — and underwrite all of them on the same metric.

Six value layers per asset.

Per-deal underwriting framework

01 · Production

Productive base of the territory.

Premium agriculture, livestock, viticulture and forestry — managed for quality, traceability and long-term yield rather than commodity volume.

Agriculture · Livestock · Viticulture · Forestry · Territorial products

02 · Ecology

Nature as certifiable return.

Carbon credits, biodiversity baselines, water balance and ecosystem services — a new certifiable layer that turns stewardship into institutional return.

Carbon · Biodiversity · Water · Soil · Ecosystem services

03 · Energy

Distributed energy on territory.

Solar, agrivoltaic, biomass and storage built into the territorial asset — without compromising productive or ecological layers.

Solar · Agrivoltaic · Biomass · Storage · Rural grid

04 · Infrastructure & Data

Hard infrastructure on underused land.

AI compute, sensing networks, mobility and communications — the infrastructure layer that reactivates abandoned industrial and rural territory.

AI datacenters · Sensing · Mobility · Communications · Industrial reuse

05 · Hospitality & Heritage

Access, narrative, presence.

Rural hospitality, events, cultural and educational assets — a value layer built on the territorial story and the local community around it.

Hospitality · Events · Cultural assets · Heritage · Education

06 · Governance & Capital

Institutional architecture of the asset.

The vehicle, the legal structure, the regulatory access and the capital intelligence that turn territory into an investable asset class.

Vehicle structuring · Regulatory · Capital intelligence · Public-private

€ / ha / yr

Underwriting metric

Every deal answers the same question: how much can this asset increase its annual generation of value, across all its layers, sustainably.

Proprietary intelligence

Built on our own territorial intelligence stack.

Every deal we underwrite is read first by an internal platform we built — multi-layer territorial scoring across cadastre, satellite, climate, hydric, biodiversity and economic data. We treat this as a separate product (working name: Wildsquare) — a piece of infrastructure that supports the investment work without being the pitch itself.

Active deals

Four territorial deals in active development.

Each one structured deal-by-deal. From a €10M integral platform to a billion-euro territorial reactivation. A focused team, a deliberate pace — we'd rather close one well than chase a portfolio.

La Ronca · dawn over the estate house

History

From hunting estate to integral platform.

Founded in 1960 by Leo and Pupa Biaggi de Blasys as a red-legged partridge hunting estate, La Ronca passed in 2014 to Andrea Marazzi, Pupa's grandson, who launched its biodiversity and conservation revival. In 2020 the main house was restored — twelve suites, central courtyard, whitewashed walls and Arabic roof tiles — turning the estate into an integral territorial platform.

Biodiversity

266 species. European excellence certified.

Four habitat classes — Mediterranean oak forest, savanna pasture, gallery riparian woodland and rain-fed cereal — host 266 catalogued species, 220 of them vertebrates and 48 designated as valuable. Flagship fauna includes the Iberian Imperial Eagle, Black Vulture, Black Stork, Otter and 29 raptor species. ZEC Sotos del Alberche protected under EU Habitats Directive.

  • · Belleuropa Award (ELO)
  • · 26 micro-reserves · 4 UMECAH units
  • · Acoustic sensors · camera-trap networks

Active layers

All six layers, activated simultaneously.

La Ronca operates as a live test of the multi-layer territorial framework. Production runs across olive, cereal, livestock and apiculture. Hospitality activates the restored estate. Ecology runs as conservation infrastructure on every parcel. Energy, infrastructure and governance layers are being deployed in 2026 as part of the Territorium prototype.

Why now

Three convergences open an early window.

The opportunity does not depend on a trend: it comes from the dislocation between price, productive potential and new measurable layers of environmental value.

I · Undervalued assets

56M ha of EU farmland at moderate abandonment risk.

Land available at prices that do not reflect its productive potential. The opportunity is not buying cheap — it is operating well.

European Parliament · 2021

II · Environmental markets

3–8× price differential between activatable agricultural uses.

Carbon, biodiversity and ecosystem services become a new certifiable value layer. Price differentials open between pasture, dryland, irrigated and protected crops.

MAPA · 2026

III · AI & agents to scale

$50B+ projected voluntary carbon market by 2030.

AI-assisted opportunity detection and a specialized agent network make it possible to operate territorial assets at a scale impossible five years ago.

Business model

Merchant banking for territory. Deal by deal.

Not a blind-pool fund. Not pure advisory. We originate, structure, co-invest and operate — picking up management fees and carried interest on each deal — while keeping the team small enough to actually run every project we close.

01 · Origination & structuring

Merchant-banking per deal.

We find the asset, build the thesis, design the vehicle and the capital stack. Each deal is its own opportunity — investors subscribe to the deal they choose, not to a black-box fund.

  • Deal sourcing & territorial scouting
  • Standalone vehicle per deal
  • Investor subscription per opportunity
  • Aligned capital from the team

02 · Active asset management

Operating partner, not just a manager.

We operate every deal we close. Specialized agents on the ground, board-level role, continuous €/ha/yr reporting and an institutional audit trail — for the lifetime of the asset.

  • Management fee on assets under management
  • Carried interest above hurdle
  • Specialized on-the-ground operation
  • Long-term exit path per deal

03 · Environmental layer

Originating nature-based value.

Carbon, biodiversity, water and ecosystem-service projects on the assets we operate. A new certifiable layer that compounds with the productive and experiential layers and reinforces the institutional thesis.

  • Carbon credit origination
  • Biodiversity baseline & restoration
  • Water and ecosystem services
  • Verified, parcel-level attribution
Aligned capital per deal

A focused team operates one to two deals of this scale per year — we'd rather close one well than chase a portfolio. Currently developing four.

International expansion

From Spain into the rest of European territory.

Territorium is applying to Slush 2026 to connect with investors, geospatial technology partners, climate-tech actors and public-sector innovation networks. Our goal is to validate the platform internationally, explore Nordic use cases, and scale from Spain into broader European territorial intelligence — the same data model, parcel-level, jurisdiction by jurisdiction.

Why Territorium

Europe has a problem with its land that almost no one is naming yet — millions of hectares of family estates, municipal forest, historic dehesa and fragmented riparian land that are underused because their management has become too complex for anyone working from Madrid, Lisbon or Brussels.

Territorium is the infrastructure that brings the two sides together.

The markets that pay for taking good care of land are emerging — carbon, biodiversity, water, rural energy, origin brand, ecosystem services. The technology to manage them now exists at a cost that was impossible five years ago. We connect both, with data and with patrimonial judgment — on a continent that is being forced, by regulation, market and climate, to know what is happening on every hectare.
